Choosing a stucco contractor in NYC
Most building owners start looking for a stucco contractor after a leak, a failed inspection, or a patch that did not hold through the winter. The hard part is not finding someone who will spread cement — it is finding a commercial stucco contractor who will tell you why the stucco failed before quoting the repair. Hollow areas, rust-stained cracks, and efflorescence each point to a different cause, and each one changes the scope and the price.
LANY Restoration Contractors has worked on New York City buildings since the company was founded in 2003. We are a licensed and insured stucco repair contractor, we carry the NYC DOB licensing and the Rigger License required for suspended-scaffold work, and we file permits under our own license. Ask any stucco contractor you interview for those three things in writing before you start comparing numbers.
What we handle
Exterior Stucco Repair
Cracked, hollow or delaminated exterior stucco cut back to sound substrate and rebuilt in traditional three-coat Portland cement — with the lath inspected and refastened before any new material goes on.
Full Elevation Recoating
When patching has become annual maintenance, we strip and rebuild the elevation as one system so the finish cures evenly and the repair does not read as a grid of patches from the street.
Substrate, Lath & Flashing
Stucco fails from behind far more often than from the front. We open enough wall to verify the lath, sheathing and window flashing are sound, and correct what is feeding water into the assembly.
Transitions to Brick & Stone
Most NYC stucco meets masonry somewhere — at a party wall, a parapet, a lintel or a cornice. We repair both sides of that joint with the same crew instead of leaving a seam between two trades.

How we scope and bid a stucco job
Every estimate starts on site. We sound the wall for hollow areas, look at where water is actually entering, and determine whether the failure stops at the finish coat or goes back to the lath. That walk is what separates a few hundred square feet of patching from a full elevation — and it happens before we give you a number.
You get a line-item scope, not a lump sum. Square footage, access method (swing stage, pipe scaffold, or ladder and pick), permit costs, and finish matching are priced separately so you can see what is driving the total and phase the work across budget years if you need to.
Where a co-op or condo board has to approve the spend, we write the scope in language a board can vote on and split it into required and recommended work. Managing agents get the certificates of insurance, permit filings and schedule as one package rather than by request.
