Exterior stucco repair is substrate work, not a skim coat

Exterior stucco on a New York building is a three-coat cement system over lath or masonry: a scratch coat keyed into the substrate, a brown coat that gives the wall its thickness and plane, and a finish coat that carries the color and texture. When it cracks, sounds hollow or stains, the failure is in the bond between those layers and the substrate. A skim coat applied over the failed area fails within a year, because the problem is underneath it.

Stucco facade repair done properly removes the failed area back to sound material, repairs the lath or masonry behind it, and rebuilds the scratch, brown and finish coats in sequence, with proper cure time between them. The last step is matching the color and texture to the rest of the elevation so the repair reads as part of the wall rather than a patch. That is the difference between exterior stucco repair that lasts and stucco repair you pay for again.

Commercial stucco repair also has to manage water. Parapet caps, window heads and sills, and expansion joints are where exterior stucco fails first, because that is where water gets behind it. We repair the flashing and the joint as part of the stucco work, not as a separate trade you have to hire afterward.

Common Issues

Commercial Stucco Repair NYC: what the work includes

Three-Coat Stucco Systems

We work in traditional three-coat stucco systems because they are what most NYC buildings have and what performs on a masonry substrate. Scratch, brown and finish coats are each mixed, applied and cured to spec, so the repaired section has the same thickness, strength and water resistance as the original wall.

Substrate-to-Finish Repair

Every repair starts at the substrate. Hollow or delaminated stucco is removed to sound material, deteriorated lath is replaced, cracked masonry is repaired, and a bonding agent or new key is established before the first coat goes on. Nothing is applied over a surface that has already let go.

Color & Texture Matching

A good stucco repair is one you cannot find from the sidewalk. We sample the existing finish, match the aggregate, color and application technique, and blend the repair into the surrounding wall. On buildings with painted stucco we prime and paint the repaired area to match the elevation.

Water Management at Parapets, Windows & Joints

Stucco fails where water enters. Parapet caps, window heads and sills, through-wall flashing and expansion joints are inspected and corrected as part of the repair, because rebuilding the stucco without fixing the entry point only resets the clock on the same failure.

Stucco Repair Brooklyn to the Bronx

Our crews perform exterior stucco repair on walk-ups, row buildings, mid-rise co-ops and commercial properties across Brooklyn, Queens, Manhattan and the Bronx. Access is priced separately so a single-elevation repair in Brooklyn and a full-building scope in Manhattan are each quoted for what they actually involve.

Our Approach

Free Stucco Estimate NYC: how exterior stucco repair is scoped

We begin with a free stucco estimate on site. A sounding survey of each elevation, tapping the wall to find hollow areas that have separated from the substrate, tells us the real extent of the failure, which is almost always larger than the visible cracks. We photograph and map it by elevation.

The written scope lists each area by elevation and square footage, the substrate repair required, and the three-coat rebuild, with access priced separately. For co-op and condo buildings we split required work from recommended work so the board can approve in phases.

Our in-house crews remove the failed stucco, repair the lath or masonry, rebuild the scratch, brown and finish coats with proper cure between them, and match the color and texture to the existing wall. Close-out photographs document each repaired area, and the work carries our written workmanship warranty.

What NYC building owners say

Luis and his terrific L.A. New York Restoration team did work on our home with a level of skill, efficiency, and care we haven't experienced before. They removed and rebuilt our rotted back steps, patched, painted, and repaired the steel faux-tile roof, and pointed and sealed both the front and back walls. Scaffolding was used for safety. They were always on time – often early, extremely neat, and very careful. I never felt I had to oversee or manage anything. Their professionalism and experience were obvious in every step. We couldn't be more pleased with the results.

Luis and his team are one of the most reliable crews I've worked with. They are always professional, show up on time, and consistently deliver high-quality workmanship. On every project we've done together, they have stayed on schedule and completed the work exactly as planned. The roofing, waterproofing, and facade work they perform is top quality. I highly recommend them to homeowners and contractors looking for professional roofing and facade work.

FAQ

Frequently Asked Questions

Three-coat stucco is the traditional exterior stucco system: a scratch coat keyed into lath or masonry, a brown coat that builds thickness and a flat plane, and a finish coat that carries the color and texture. Most pre-war and mid-century stucco buildings in NYC use it. It is heavier and more durable than one-coat or synthetic systems, which is why stucco facade repair on these buildings should be rebuilt in the same three coats rather than skimmed over.
Yes. We sample the existing finish, match the aggregate size, color and application technique, and blend the repair into the surrounding wall. Where the building is painted, we prime and paint the repaired area to match. The goal of exterior stucco repair is a wall that reads as one surface, not a wall with visible patches.
Yes. We perform stucco repair Brooklyn, Queens, Manhattan and the Bronx, on co-op, condo, mixed-use and commercial buildings. Brooklyn in particular has a large stock of stucco-clad walk-ups and row buildings where the original three-coat system has reached the end of its first life and needs substrate-level repair rather than a recoat.
If the failure is localized and the rest of the wall sounds solid, substrate-to-finish repair of the failed areas is the right job and costs far less. If more than roughly a third of an elevation is hollow or cracked, a full rebuild of that elevation usually makes more sense than chasing repairs. The sounding survey in the free stucco estimate tells us which case you have, and we will say so plainly.
A three-coat repair rebuilt from the substrate, with the water entry point corrected, should last as long as the original wall, measured in decades rather than seasons. The repairs that fail early are skim coats over hollow stucco and patches made without fixing the flashing or joint that let the water in. Commercial stucco repair that addresses both is a one-time job.

No skim coats. Real repair.
