Conditions get confirmed one by one, and anything the report understated gets flagged before it turns into a change order in month four.
The proposal maps to the conditions list item for item: each condition priced, each marked required or recommended, with access, permits and shed rental broken out separately. A board can approve the required scope immediately and phase the remainder across budget years.
During the work the building gets weekly progress photos and the managing agent gets the paperwork as it is generated. At completion you receive a close-out package your engineer can file against — photographs, materials used, permit sign-offs, and our written workmanship warranty.
