Roof leak repair starts with finding the real entry point

The stain on the ceiling is rarely under the breach. Water enters at a seam, a flashing, a parapet joint or a skylight curb, runs along the deck or the insulation, and shows up somewhere else — often 10 to 20 feet away. Roof leak repair that starts at the stain is patching, and patching is why the same leak comes back after the next storm. The repair has to start where the water gets in.

On NYC flat roofs the usual suspects are predictable: failed seams and laps in modified bitumen, open counterflashing at parapets, cracked pitch pockets and equipment curbs, and drains that stopped draining. Commercial roof leak repair means tracing the water back to that detail and rebuilding it — not coating over it and hoping the coating bridges the gap through a winter of freeze-thaw.

Active leak into occupied space? We prioritize it. We talk you through interim protection on the phone, get a crew on the roof to find the source, and return for the permanent repair once the source is confirmed. Emergency roof leak repair is about stopping the water today and making sure you are not calling us again about the same spot in March.

Common Issues

What roof leak repair covers

Membrane & Seam Repair

Failed laps, open seams, blisters and punctures in modified bitumen or built-up roofing. We cut out the failed section, prime the substrate and rebuild it with matching mod bit or a PMMA liquid flashing — a bonded repair, not a smear of mastic over granules.

Flashing & Parapet Leaks

Counterflashing, through-wall flashing and coping are where most NYC roof leaks actually originate. Resealing the joint lasts a season. We rebuild the flashing in the roof's own system so the termination sheds water the way it was designed to.

Skylight & Curb Leaks

Skylights, HVAC curbs and pipe penetrations are roof details, not accessories. We strip the curb, rebuild the membrane turn-up and counterflashing, and reset the unit. Skylight leak repair has its own page if that is your only problem.

Drainage & Ponding

Clogged drains, missing strainers, failed scuppers and low spots keep water on the roof long enough to find a way through. We clear and rebuild drains, correct scuppers and add tapered insulation where ponding is structural rather than seasonal.

Infrared Roof Leak Scanning

When the surface looks fine and the ceiling says otherwise, infrared thermography maps wet insulation under the membrane so we repair the saturated area, not a guess. Core sampling confirms what the scan shows before we cut.

Commercial Leak Specialists

Multi-tenant commercial, co-op and condo roofs carry dozens of penetrations and several generations of repairs. We document each one, separate the active leak from the historical ones, and give the board or manager a scope they can act on.

Stop Roof Leaks at Source

Every roof leak repair we do is aimed at the entry point, not the symptom. Interior patching, ceiling tiles and buckets are the building's problem to manage; our job is to make sure the water stops arriving. One root-cause repair at the source ends the service-call cycle.

Our Approach

Free Roof Leak Inspection, then Root-Cause Leak Diagnosis

Free Roof Leak Inspection. We walk the roof, test the drains, photograph every detail near the interior damage and check the obvious entry points first — seams, flashings, curbs, scuppers. Most leaks are found here. The inspection is free across Manhattan, Brooklyn, Queens and the Bronx.

Root-Cause Leak Diagnosis. When the walk is inconclusive we run an infrared scan after sunset to map trapped moisture, then take a core where the scan says the insulation is wet. You get the entry point, not a list of possibilities.

Written scope with the reasoning. The estimate names the detail that failed, why it failed and what the repair rebuilds. If the roof is near the end of its life we say so and show you what a repair buys you versus a section replacement.

Permanent repair by in-house crews, DOB-compliant. Our own roofers do the work — no subcontracted patch crew. Flashings are rebuilt in the roof's system, seams are torched or cold-applied to match, and liquid PMMA is used where a detail cannot be sheet-flashed.

Photo close-out. You receive before-and-after photos of the repair, the location on a roof plan and a short note on anything else the roof will need in the next year or two. Permanent fixes, not patches, is the whole point of the process.

What NYC building owners say

Luis and his terrific L.A. New York Restoration team did work on our home with a level of skill, efficiency, and care we haven't experienced before. They removed and rebuilt our rotted back steps, patched, painted, and repaired the steel faux-tile roof, and pointed and sealed both the front and back walls. Scaffolding was used for safety. They were always on time – often early, extremely neat, and very careful. I never felt I had to oversee or manage anything. Their professionalism and experience were obvious in every step. We couldn't be more pleased with the results.

As a contractor who manages multiple renovation projects in NYC and Queens, I regularly work with LANY Restoration Corp for roofing, waterproofing, and exterior facade restoration. Luis and his team are one of the most reliable crews I've worked with. They are always professional, show up on time, and consistently deliver high-quality workmanship. On every project we've done together, they have stayed on schedule and completed the work exactly as planned. The roofing, waterproofing, and facade work they perform is top quality. I highly recommend them to homeowners and contractors looking for professional roofing and facade work.

Frequently Asked Questions

Active leaks into occupied space are prioritized, usually the same or next business day in Manhattan, Brooklyn, Queens and the Bronx. We give you interim protection steps by phone while the crew is on the way, confirm the source on the roof and return for the permanent roof leak repair once the detail is identified. Call (646) 494-0076.
Water travels laterally along the deck, insulation and structural members before it appears inside. The entry point is commonly 10 to 20 feet from the stain, which is why repairing at the stain rarely stops roof leaks. We trace the path back to the source before any roof repair begins.
Yes. Most of our commercial roof leak repair work is for co-op and condo boards and managing agents. Scopes are written in board-ready format with photos, the failed detail named and the repair method explained, so the decision can be made at one meeting.
Minor repairs — a failed lap, a curb reflash, a drain rebuild — typically run $800 to $3,000. Larger repairs depend on how much of the roof is involved and what system it is. We give a line-item estimate after the free inspection and diagnosis, not before, so the number reflects the detail that actually failed rather than a guess from the sidewalk.
We tell you when the roof still has life in it. A modified bitumen roof with isolated seam and flashing failures is a repair candidate. A roof with saturated insulation across large areas is not, and a repair would only move the leak. Replacement sold early loses the building money; repair sold late loses the deck. The inspection shows which one you have.

Permanent fixes, not patches.
