Cosmetic masonry repair vs structural masonry repair

Repointing renews mortar. Structural masonry repair addresses the wall itself: brick that is bowing or bulging outward, lintels that have cracked or rusted through, wall ties that have corroded away, parapets that have shifted off the wythe below, and shelf angles that have stopped carrying the load they were installed to carry. These failures show up as step cracks, outward displacement you can sight along the wall, and FISP findings that land in the Unsafe column. They are not masonry work a repointing crew can fix with a tuck pointer.

The cause is almost always water plus steel. Rust expands to several times the volume of the original metal, pushes the masonry outward, and the brick above loses its bearing. Rebuilding the face without replacing the steel or re-tying the outer wythe guarantees a repeat in a few winters, usually with a bigger scope. Structural brick repair NYC buildings actually need starts at the lintel, the tie or the angle, not at the brick you can see.

We treat this as exterior masonry repair with an engineering component. We coordinate with your engineer, install shoring where the wall is carrying load through a failed element, rebuild with brick and mortar matched to the original, and document every stage so the DOB and your QEWI can sign off without a second mobilization.

Common Issues

Lintels, Parapets & Ties: structural masonry repair we perform

Bowing & Bulging Walls

An outer wythe that has separated from the backup wall needs to be re-tied or taken down and rebuilt, depending on how far it has moved. We survey the displacement, install helical ties or rebuild the section with new ties, and reinstate through-wall flashing so the water that caused the separation has somewhere to go.

Lintels & Shelf Angles

Rusted steel lintels and shelf angles are the single most common structural masonry repair in NYC. We shore the opening, remove the brick above the steel, replace the lintel or angle with properly primed and flashed steel, and relay the masonry in matched brick and mortar.

Parapets & Coping

Parapets take weather from both sides and are usually the first wall section to fail structurally. We rebuild displaced parapets from the roof line up, reset or replace coping stones, and install through-wall flashing and a proper cap so the rebuilt wall stays dry.

Cracks & Displacement

Step cracks following the mortar joints, vertical cracks through brick, and cracks that open and close with the seasons each point to a different cause. We diagnose settlement, thermal movement and corrosion separately and specify the repair the crack actually calls for, from stitching to partial rebuild.

LL11 Unsafe Findings Fixed

When a FISP report classifies a masonry condition as Unsafe, the building needs public protection immediately and a documented repair within the DOB's timeline. We erect the shed, perform the structural masonry repair the QEWI identified, and hand back the photographs and sign-offs that let the engineer reclassify the condition and bring the shed down.

Our Approach

Free Structural Assessment, then Engineer-Coordinated Repairs

Every structural masonry repair starts with a free structural assessment. We photograph the elevation, sound the wall, measure displacement and open a small probe where the cause is hidden behind the face brick. If your FISP report already identifies the condition, we work from that document and confirm each item on site.

When the wall is carrying load through a failed element, your engineer sets the repair design and we build to it. We coordinate the shoring plan, the sequence of removal and rebuild, and any temporary protection, then file the DOB permits under our own license before the shed goes up.

The written scope for the board or owner lists each condition, the repair method, and what is required versus recommended. Our in-house masons perform the rebuild, DOB-compliant, with matched brick, matched mortar and new steel where steel failed. At completion you receive a close-out package with photographs, materials and permit sign-offs, including the Local Law 11 documentation your QEWI needs to clear the finding.

What NYC building owners say

Luis and his terrific L.A. New York Restoration team did work on our home with a level of skill, efficiency, and care we haven't experienced before. They removed and rebuilt our rotted back steps, patched, painted, and repaired the steel faux-tile roof, and pointed and sealed both the front and back walls. Scaffolding was used for safety. They were always on time – often early, extremely neat, and very careful. I never felt I had to oversee or manage anything. Their professionalism and experience were obvious in every step. We couldn't be more pleased with the results.

As a contractor who manages multiple renovation projects in NYC and Queens, I regularly work with LANY Restoration Corp for roofing, waterproofing, and exterior facade restoration. Luis and his team are one of the most reliable crews I've worked with. They are always professional, show up on time, and consistently deliver high-quality workmanship. On every project we've done together, they have stayed on schedule and completed the work exactly as planned. The roofing, waterproofing, and facade work they perform is top quality. I highly recommend them to homeowners and contractors looking for professional roofing and facade work.

FAQ

Frequently Asked Questions

Hairline cracks that follow the mortar joints and stay the same width year to year are usually cosmetic and are handled by repointing. Step cracks that widen, cracks that run through the brick itself, bricks that have shifted out of plane, and any crack above a window or door opening are signs of structural movement or a failed lintel. Sighting along the wall from the sidewalk often shows a bulge that is not visible head-on. If you are unsure, a free structural assessment settles it before anything is opened up.
Yes. Structural masonry repair on an occupied building is engineer-coordinated by design. Your engineer defines the repair where the wall carries load; we provide the probe findings, the shoring plan and the rebuild sequence, and we build to the design. If you do not have an engineer, we can recommend firms we have worked with on similar scopes in Manhattan, Brooklyn, Queens and the Bronx.
In most cases, yes. Replacing lintels and shelf angles, rebuilding parapets and re-tying an outer wythe are structural work under the NYC construction code and require permits, and any work from a sidewalk shed or suspended scaffold needs its own filings. We file everything under our own license and handle the shed and scaffold permits as part of the job.
Yes. LL11 unsafe findings fixed by our crews include bulging brick, failed lintels, displaced parapets and loose coping. We price the repair against the QEWI's conditions list, perform the exterior masonry repair, and provide the photographs and documentation your engineer needs to reclassify the condition. We do not perform the inspection itself, since DOB rules keep the inspector and the contractor separate.
It is scope-driven. A single lintel replacement over one window and a full parapet rebuild across an elevation are very different jobs, and access often drives as much of the cost as the masonry work itself. We provide a line-item estimate after the free structural assessment so you can see each condition, its repair and its access cost separately.
